Do I need to be present for the Inspection?

While it’s not required for the client to be present during the inspection, it’s highly recommended. Attending gives you a valuable opportunity to learn more about the structure, ask questions, and gain insights into its overall condition and long-term maintenance.

What does a Home Inspection cost?

Inspection rates typically vary by no more than $100 between companies and are primarily based on the square footage and age of the structure. What is your availability?

I’m typically booked out 7 to 10 days in advance, but cancellations do occur from time to time, which may allow me to accommodate appointments sooner.

Do you get on the roof?

I walk every roof that can be accessed safely and responsibly, which applies to approximately 70–80% of the roofs I inspect. When a roof isn’t safely walkable—due to steep pitch, height, weather conditions, or its overall condition—I use an aerial drone to capture detailed images, all of which are included in your inspection report. My goal is to ensure every roof is thoroughly evaluated and clearly documented, regardless of accessibility.

Do you conduct WDI (termite inspections)?

I do not perform wood-destroying insect (WDI) inspections, as a Tennessee Pest Control License and Charter are required to inspect for and treat pests using pesticides. My focus is solely on providing detailed, unbiased home inspections. However, if you need a WDI inspection, I’m happy to refer you to a trusted and licensed pest control professional.
