What is a Home Inspection?
A home inspection is an unbiased evaluation of the condition of the visible and accessible items and components of a home as defined by the Tennessee Standards of Practice. It is most often performed during a real estate transaction, but can also be performed as warranty inspections and annual maintenance inspections.
What does a Home Inspection include?
A home inspection will typically include an examination of the foundation and basement, roof, attic, heating and cooling systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.
Do I need to be present for the Inspection?
Although it is not required for the client to be present for the inspection, it is highly recommended. This is a great chance to learn more about the home and ask questions about the condition of the home and how to maintain it.
What does a Home Inspection cost?
Rates will typically not vary more than $100 between different companies, and are based on the square footage and age of the property. I encourage you to not base your decision on price alone, as a home purchase is one of the largest financial decisions you will make in your life. Quality is remembered long after the price is forgotten.
How long does a Home Inspection last?
Typical inspections last between 2.5 - 4 hours depending on the age, condition, and size of the home. Larger homes, older homes, or homes with multiple issues always take longer than smaller, newer, well maintained properties.

What is your availability?
I typically stay scheduled out 7-10 days, but sometimes have cancellations that allows me to reach appointments sooner.
Do you get on the roof?
I "walk" every roof that I safely can and would estimate I'm able to walk on 70-80% of roofs I come across. For the roofs that are not safely accessible due to excessive pitch, weather conditions, height, or the roof conditions themselves, I utilize an aerial drone and provide pictures in the report.
Do you conduct WDI (termite inspections)?
I do not, a TN Pest Control License and Charter from the State is required for WDI inspections and treatment utilizing pesticides. I focus solely on Home Inspections, but can refer quality pest control inspectors if needed.
How do you access the home?
I have the same SupraKey (blue box) access that Realtors have.
